Let’s talk about an unusual way of obtaining a mortgage loan, which is called a tranche mortgage. This type of mortgage differs from a regular loan in that the money is not given out in full at once, but partly. Imagine that your mortgage is divided into several parts and interest is charged only on that part of the amount that you have already received.

Let’s figure out what advantages this gives us, ordinary buyers, when buying real estate. Firstly, a tranche mortgage allows you to greatly reduce mortgage costs and the total overpayment on the loan. Secondly, the minimum financial burden at the construction stage allows you to combine a mortgage with rental payments.

The most curious part begins when you switch to a full mortgage payment only after receiving the entire amount of the credit limit. This usually happens closer to the time of  и of the facility. Thus, this product is interesting not only for those who buy real estate for themselves, but also for those who plan to sell it after moving to a new building. While the house is being built, you live in your apartment and pay the minimum payment for the selected tranches.

Approaching to the time of commissioning, you take the rest of the loan amount, the payment increases, but after moving you sell your apartment and repay part of the loan ahead of schedule, again reducing the monthly payment. It is like a monopoly game where you skillfully place financial chips on the playing field.

Let's look at a the example of a real apartment: Government support 2020 tranches at 8%. The payment until September 2026 is 4,580 rubles per month (until the deadline for the completion of the house in the 3rd quarter of 2026). The payment after this period increases to 31,080 rubles per month.

According to this plan, for example, you can purchase a 1-room apartment with a total area of 34.6 м² in mortgage tranches for 4,580 rubles per month for the period of construction of the residential complex.
