Unfortunately today no body or organization in the Russian property market, including public authorities, cannot guarantee that when buying an apartment even if your transaction is notarized and registered in the Rosreestr (the Federal Agency for State Registration, Cadastre, and Cartography) fully complying the legislation and all the payments are done, this transaction and your ownership will not be challenged by one of the previous applicants.
Since this year, all notarized facts do not need any further proof. You can challenge a document only in two cases: if signature or seal falsification is suspected and if there is a violation of notarial actions.
