The convenience of transport links and travel time to work or other significant points play a crucial role, especially in large megalopolises.

The experts of the Nevsky Prostor real estate agency analyzed the offer of secondary real estate in St. Petersburg, which is located 10 minutes from the nearest metro stations.

In August 2024, 4,990 apartments located within a 10-minute walk from the nearest metro stations will be exhibited on the secondary market of St. Petersburg. Since March of this year, the number of offers has decreased by 11.3% or by 633 lots.

Now, the widest selection of secondary apartments near the metro is presented in the format of 2-room apartments, where 1,561 lots are sold. Since the spring of this year, the number of lots has decreased by 233 objects.

The cheapest 2-room apartment near the metro on the secondary market is now for sale for 5.5 million rubles. This budget will allow you to purchase an apartment of 55 sq. m. within walking distance from the Begovaya metro station. The object is located on the 8th floor of a 12-storey building.

There is also a large selection in the secondary market in the segment of 3-room apartments. In this format, 1,537 lots are currently being sold 10 minutes from the metro. Since March 2024, the volume of supply has decreased by 207 objects.

The remaining formats of secondary apartments located near the metro now account for 1,892 objects.

—  The metro has always been one of the key factors when choosing an apartment in the secondary housing market. For a long time, the proximity to the metro station at a distance of 10-15 minutes on foot was considered a huge advantage, which significantly influenced the choice of buyers. This is due to the convenience of transport links, which is especially important in large megapolis areas, where travel time to work or other significant points plays a crucial role.

However, over the past few years, the situation has begun to change. This is primarily due to the widespread use of remote work. In an environment where many people can work from home, the need to use public transport daily, and in particular the metro, is no longer so relevant. Accordingly, buyers have become less focused on proximity to metro stations when choosing housing. In other words, the subway remains an important factor, but not as decisive as it used to be.

In addition, the development of transport infrastructure in general should be taken into account. Convenient car interchanges, the availability of alternative modes of transport such as electric scooters, bike paths and car-sharing services have also reduced the importance of the metro. Now, even a 20-30-minute walk to the metro station is perceived by many customers as acceptable and comfortable.

The metro still plays a key role for those who buy housing for the purpose of renting it out. For tenants, especially students and young professionals, the ability to quickly get to the subway remains a significant advantage that affects the cost of rent. However, even in this case, other factors, such as the condition of the house and apartment, may be more important.

If we talk about the cost of housing, then proximity to the metro no longer adds a significant percentage to the price. Modern buyers are more focused on the quality of housing: the condition of the house, repairs, and the infrastructure of the area. For example, a new house with good repair, but remote from the subway, may cost more than a similar house closer to the station, but in worse condition. The difference in the cost of housing, depending on the proximity to the metro, does not exceed 3% today, which is a very insignificant indicator.

The accessibility of a metro station near the house can be perceived as a negative factor. For example, in the city center, where old houses are located, the too close location of the metro station can create certain inconveniences: noise, fuss, a large number of people. Some buyers, especially those who appreciate peace and quiet, prefer housing located a little further from the subway to avoid these problems.
