In St. Petersburg, there are more than 5 thousand apartments for sale near the metro at the moment. The most affordable two-room apartment costs 5.5 million rubles.
Analysts of the Nevsky Prostor real estate agency studied the secondary housing market in St. Petersburg and found out that in August 2024 4,990 apartments within a 10-minute walk from the metro were offered. This is 11.3% less than in March. The largest number of two–room apartment offers is 1,561 lots, which is 233 less since spring.
The cheapest two-room apartment near the metro on the secondary market is now for sale for 5.5 million rubles. This budget will allow you to purchase an apartment of 55 sq. m. within walking distance from the Begovaya metro station. The object is located on the 8th floor of a 12-storey building.
Three-room apartments are also available: 1,537 lots near the metro, a reduction of 207 apartments since March.
The remaining formats of secondary apartments located near the metro now account for 1,892 objects.
"The metro has always been the key when choosing an apartment. Now, with the remoteness and development of transport, its role is changing. For rent, proximity to the metro is still important, but it does not affect the price of housing so much anymore. Sometimes the metro nearby is a minus, especially in the center with its noise and bustle," said Alla Shinkevich, General Director of the Nevsky Prostor real estate agency.
Experts also said that modern buyers are more focused on the quality of housing: the condition of the house, repairs, and the infrastructure of the area.
